We are real estate investors. We are not acting as your real estate agent or broker, we do not represent you, and we do not provide brokerage services through this website. We don't give legal, tax or financial advice. You may want to consult an attorney or a licensed real estate professional before selling.

Nothing on this website — including sending us your property, talking with us or receiving a written proposal — is an offer, a commitment to buy, or a guarantee of any price, funding or closing date. A purchase only happens under a written purchase agreement signed by all parties.

We intend to make a profit, so our price will usually be lower than what a repaired home might sell for on the open market. We may purchase a property ourselves or with a partner investor. In some cases we may assign our purchase contract to another buyer, or purchase and resell the property at the same closing (a double close). If any of these are part of a proposal, we'll tell you before you sign and the agreement will disclose it.

When you send an inquiry, you ask us to contact you about it using the details you provide. Promotional emails or texts are sent only if you separately opted in, and you can opt out at any time — reply STOP to a text or use the unsubscribe link in an email. Message and data rates may apply to texts. You can also use our mail removal form.

We try to keep this website accurate, but it is general information, not advice about your situation. Photographs show homes in Virginia for illustration only; they are not properties we have bought or sold. Photo credits are listed on our photo credits page.
