Frequently asked questions
If your question isn't here, send us a message and a person will answer it.
Do I need to make repairs before selling to you?
No. We consider properties as they are. We'll factor the condition into any proposal and explain how, so you can decide whether that trade-off makes sense for you.
Do I have to clean out the house?
No. You can take what you want to keep and leave the rest. What stays with the property is agreed in writing before closing, so there are no surprises.
How do you decide on a price?
We look at the house's condition and estimated repair costs, recent sales of comparable homes nearby, and the costs of buying, holding and reselling. People do this work, not an automated estimate. When we make a proposal, we walk you through the main numbers behind it.
Will I pay fees or commissions?
We don't charge you anything to review your property or make a proposal. Closing costs and any other costs depend on the purchase agreement, and every cost is shown in writing before you sign.
How quickly can a sale close?
It depends on title work, the terms we agree on and what works for you. We'll give you a realistic estimate rather than promise a date.
Do I have to accept a proposal?
No. Sending your property, talking with us or receiving a written proposal doesn't commit you to anything. A sale happens only under a written purchase agreement signed by everyone involved.
What happens after I send my property?
Your inquiry is saved and a member of our intake team reviews it, then contacts you about it by the method you chose. You can answer a few optional questions to help us prepare, or skip them.
Where do you buy houses?
We visit homes within about 30 miles of Chester, and selected homes up to about 40 miles away. Elsewhere in Virginia we consider homes case by case. See where we buy.
Why did I get a postcard from you?
We send postcards to homeowners in areas where we'd like to buy houses. Here's who we are. If you'd rather not get them, use our mail removal form.
Will you always make a proposal?
No. Some houses aren't a fit for what we do. If that's the case, we'll tell you plainly rather than leave you waiting.
Do you represent me in the sale?
No. We are a prospective buyer, not your real estate agent, and we don't act on your behalf. You're welcome to get advice from an attorney or a licensed real estate agent before deciding anything.
Do you buy directly, or work with other investors?
Both are possible. We may buy a property ourselves, arrange the purchase with a partner investor, assign our contract to another buyer, or resell at the same closing. If any of these apply to your sale, we tell you before you sign and it's written into the agreement.
I inherited a house. Can I sell it?
Often, yes — but it depends on where the estate is in probate and who has authority to sell. We're happy to talk it through, and we encourage you to involve the estate's attorney. We can work with them directly if that's easier.
Can I sell if a tenant lives there?
Yes, we can talk about buying a property with a tenant in place. Existing lease terms and Virginia landlord-tenant law still apply, and we'll respect them. You don't need to share tenant details just to get started.
How do I stop receiving mail from you?
Use our mail removal form. We'll stop sending mail to that address, and you can also ask us to stop calls, texts or emails.
Ready to talk?
Send the property address and how to reach you. It takes about a minute.
