How it works

Selling directly to us starts with a conversation. Here is each step, what we need from you and what you can expect from us.

  1. Step 1: Share the property

Send the property address and how you'd like us to contact you. That's all we need to start. You don't need an account, and we won't ask about your mortgage or finances.

After you send it, you can answer a few optional questions about the house, or skip them.

  2. Step 2: Talk with us and arrange a visit

A member of our intake team reviews the details and contacts you by the method you chose. We'll ask about the house, its condition and the timing you have in mind, and answer your questions about how we work.

If the house looks like a possible fit, we'll ask whether someone from our local team near Chester can see it. A visit only happens at a time you agree to; nothing is scheduled until you confirm.

  3. Step 3: Review a proposed purchase

If we can make a proposal, we put it in writing and explain the price, the costs, any inspection period and the expected timing. Proposals are approved by an owner of the business before they reach you.

You can accept, ask questions, negotiate or decline. A proposal is not binding on either of us.

  4. Step 4: Close if we reach an agreement

If you decide to go ahead, we both sign a written purchase agreement. It spells out the price, costs, conditions and closing date. Nothing is final until it is signed by everyone involved.

Our role in the sale

We are a prospective buyer. We are not acting as your real estate agent and we do not represent you in the sale.

We may purchase a property ourselves or with a partner investor. In some cases we may assign our purchase contract to another buyer, or buy and resell the property at the same closing (sometimes called a double close). If any of these are part of a proposal, we will tell you before you sign and the agreement will say so.

Because we intend to make a profit, our price will usually be below what a fully repaired home might bring on the open market. You are always welcome to get independent advice before deciding.
